BT2,
an environmental engineering firm had
strategic goals included eliminating
competition for offices, controlling
operating expenses, and presenting an
unpretentious image. But above
all, this young firm needed the flexibility
to respond to new opportunities.
Services
We
provided physical flexibility by helping
create an untraditional layout with
one size office and one size (i.e.,
interchangeable) workstation. We provided
financial flexibility by striving for
low cost: by using a simple building
shape, the builder could use industrial-type
construction.
Results
The
building cost $49 per square foot,
a capital savings of 20%--yielding
20% lower occupancy costs. Staff productivity
is high. A mezzanine will yield
a density of under 200 square feet
per person. A case study
of this project is available upon
request.
